Two Approvals, Two Different Questions

A kitchen remodel in a Carlsbad planned community usually has to satisfy two separate bodies. The homeowners association asks what the change will look like and how the work will affect the neighborhood while it happens. The City of Carlsbad asks whether the structure, wiring, plumbing and gas work are safe and built to code. The two do not talk to each other, and approval from one does not stand in for the other.

This service is the preparation for both. We put it first because the rest of the job depends on it.

What an Architectural Review Package Usually Contains

Every association writes its own guidelines, so the exact list comes from your documents, not ours. In practice, the packages we prepare for homes in Aviara, Calavera Hills, La Costa and the ranch communities tend to include the same core pieces:

The City of Carlsbad Permit

Replacing cabinets and counters in the same positions is often a small permit or none, depending on the electrical and plumbing work involved. Removing or moving a wall, adding appliance circuits, relocating the sink, or running new gas needs drawn plans and inspections. Before a wall comes out we have a structural engineer confirm whether it carries load, because many two story homes from the late 1980s and 1990s route roof and floor loads through interior kitchen walls.

We submit the plans, track corrections, schedule inspections, and are on site when the inspector comes.

Running the Clocks Together

The review committee’s calendar, the city’s plan check and your cabinet lead time are three separate waits. We start all three as early as the design allows, so they overlap instead of stacking up. By the time the cabinets are ready to ship, the letters should be in hand.
