Building Exactly What Was Approved

Once the association has signed off and the City of Carlsbad permit is issued, the remodel itself follows a predictable order. The one rule we hold to is that the kitchen we build matches the plan that was approved. If something changes mid job, a different hood, a window that turns out to be a different size, we go back to the committee or the city before we build it, not after.

The Order of Work

Protection and demolition. Floors are covered from the front door to the kitchen, the work area is sealed with plastic, and the old cabinets, counters and appliances come out. This is when hidden conditions show up: a slow leak that rotted the sink base, undersized wiring behind a backsplash, or ceiling texture in an older house that needs testing before it is disturbed.

Framing and rough in. Walls are opened, moved or removed per the engineered plan. The electrician runs dedicated circuits for the refrigerator, dishwasher, disposal, microwave and range, with GFCI protection at the counters and AFCI protection where the code calls for it. If you are moving to induction, this is when panel capacity is confirmed. The plumber sets new supply and drain lines, and a gas line is run if the range needs one.

Rough inspection. The city inspector checks framing, electrical and plumbing before anything is closed up. Nothing gets drywall until it passes.

Drywall, paint and flooring. Walls are closed, finished and primed. If flooring runs under the cabinets, it goes in now.

Cabinets. Cabinets are set level and square. A countertop cannot hide a cabinet run that is out of level, so we take time here.

Template and countertops. Once cabinets are fixed, the fabricator templates the counters. Quartz and granite usually install a week or two after template, depending on the shop.

Backsplash, fixtures and appliances. Tile, sink and faucet, under cabinet lighting, appliances and trim go in, followed by the final inspection.

Walk through. We go through the kitchen with you, list anything that needs adjusting, and hand over warranty paperwork for every product.

Choices That Matter More in Carlsbad

Hardware and fittings near the coast. West of Interstate 5 the marine layer carries salt air, and low grade hardware, hinges and faucet finishes can pit within a few years. We specify solid brass or stainless where it counts.

Countertops and sun. Further inland the afternoon heat is stronger, and a west facing kitchen window puts direct sun on the counter. Some resin rich quartz colors can change tone under long exposure, so the orientation of the room is part of the material conversation.

Cabinet construction. Plywood boxes hold up to the humidity near the beach better than particleboard, which swells when a leak or condensation gets to it. Framed or frameless, inset or overlay is a style choice. Box material is a durability choice.

Layout and clearances. We aim for 42 to 48 inches of aisle between counters and islands so two people can work without bumping and the dishwasher door can open fully.

Ventilation. A hood should cover the cooking surface and be ducted outside. Large hoods can require make up air, which is another item for both the plan and the committee.

Living Through It

Plan on several weeks without a working kitchen on a full remodel, more if a wall moves or a slab is back ordered. We set up a temporary station with the refrigerator and a microwave, keep the dust behind the barrier, and clean up at the end of every day so the rest of the house stays livable.
